This notice explains what we do with the personal information you give us, what this website stores on your device, and what your rights are. We have written it in plain English rather than legal boilerplate, because the whole point of it is that you can actually understand it.
Who we are
Midlands Cash Buyers is a trading style of GSB Property Group Ltd, registered in England and Wales, company number 15912318, registered office 61 Worcester Street, Wolverhampton, WV2 4LQ.
For the purposes of UK data protection law we are the data controller for the information you provide through this website. We are registered with the Information Commissioner's Office.
What we collect
If you complete the cash offer form, we collect:
- The property postcode and address, and the general area it falls in
- Your reason for selling, the property type, and how quickly you need to move
- Your name, email address and phone number
If you call us or message us on WhatsApp instead, we collect whatever you choose to tell us, along with your phone number.
We do not ask for, and you should not send us, your bank details, card details or any identity documents through this website.
Why we use it, and our lawful basis

Where we rely on legitimate interests, that interest is running a property buying business and responding to people who have asked us for an offer. We have considered your rights and we do not believe this use is unexpected or intrusive.
What we do not do
We do not sell, rent or broker your details to anyone. We are not a lead generation site. Your enquiry comes to us and stays with us. You will not be passed to a panel of other buyers, and you will not start receiving calls from companies you have never heard of.
Who we may share it with
We share your information only where it is necessary to do the job:
- Solicitors and conveyancers acting on a purchase, if you decide to proceed
- Surveyors and valuers we instruct to inspect the property
- Your mortgage lender, where you have asked us to deal with them directly
- Our professional advisers, such as accountants and legal advisers
- Service providers who host our systems and email, acting on our instructions
- Authorities and regulators, where the law requires it
Third party services used by this website
- postcodes.io looks up the area details for the postcode you type in. The postcode is sent to that service. No other information about you is sent with it.
- Google Fonts supplies the typefaces used on this site. Your browser requests those files from Google, which means Google receives your IP address as part of that request.
- WhatsApp, if you choose to use the chat button. Anything you send there is handled under WhatsApp's own privacy terms.
How long we keep it
- Enquiries that do not proceed: up to 24 months, so we can pick things up again if you come back to us, then deleted.
- Completed purchases: at least 6 years after completion, to meet legal, tax and anti-money-laundering obligations.
- If you ask us to delete your details: we do so promptly, unless the law requires us to keep them.
Your rights
Under UK data protection law you have the right to:
- Ask what we hold about you, and get a copy of it
- Have inaccurate information corrected
- Ask us to delete your information
- Ask us to restrict how we use it
- Object to our use of it where we rely on legitimate interests
- Ask us to transfer it to another organisation
- Withdraw consent, where we relied on your consent
To exercise any of these, contact us using the details below. We will respond within one month. There is no charge.
Cookies and this website
This page explains what cookies and similar technologies this website uses. It is short, because the honest answer is that we use almost none.
We only use Google Analytics and the Meta Pixel if you say yes. We do not set them by default, and we do not use any other advertising pixels, remarketing tags or session recording. We do not track you across other websites beyond what Google Analytics and the Meta Pixel do once you have consented.
Our area pages include a Google map, which loads with the page. Google supplies that map, and in doing so Google receives your IP address and may set its own cookies in your browser. Those cookies are Google’s, not ours, and are governed by Google’s own privacy policy. If you would rather not load them, you can block third party cookies in your browser or avoid the area pages. Every other page on this site works without contacting Google for maps.
What a cookie is
A cookie is a small text file a website stores on your device. Cookies are commonly used to keep you logged in, remember preferences, or track behaviour for advertising and analytics.
Our cookie banner
You will see a short banner the first time you visit, asking whether you are happy for us to use analytics cookies in future, or whether you would rather we stuck to strictly necessary ones only. We show this banner and ask upfront, before we switch anything on, rather than adding it quietly later.
Choosing Necessary only keeps the site exactly as described above: no analytics, no tracking. Choosing Accept all allows us to use Google Analytics and the Meta Pixel (Facebook and Instagram), which help us understand how visitors use the site and measure the results of our advertising. Only visitors who choose Accept all are measured by these tools.
Your choice is remembered on your own device using your browser's local storage, not a tracking cookie, so we do not ask you every time you visit. You can change your mind at any point using the Cookie settings link in the footer of every page.
Requests this site makes to other services
Loading this site involves a small number of requests to other organisations. These are listed here for transparency:

Google Analytics and the Meta Pixel
If you choose Accept all in the cookie banner, this site loads Google Analytics and the Meta Pixel. Google Analytics helps us understand how many people visit the site, which pages they look at and roughly where they come from. The Meta Pixel helps us understand whether people who saw one of our Facebook or Instagram adverts went on to visit the site or use the form. Neither tool is used to identify you personally, and neither is loaded unless you have consented. UK law requires consent for anything beyond strictly necessary cookies, and we will not set them without asking.
Controlling cookies yourself
You can change your banner choice at any time using the Cookie settings link in the footer to switch Google Analytics and the Meta Pixel on or off, or block and delete cookies through your browser settings. Choosing Necessary only, or blocking cookies in your browser, will not stop this website working. Blocking third party cookies specifically will prevent Google setting anything when a map loads, and the rest of the page will still work normally. If you are unhappy with how we have handled your information, please tell us. We would much rather hear about it directly and fix it, and in almost every case that is the fastest way to get it sorted.
