What this website is

This site describes a property buying service. We buy residential property directly, using our own funds. We are not estate agents, we are not a property broker, and we are not a lead generation service.

Nothing here is advice

Offers are not binding until contracts are exchanged

Any figure we give you, whether on this website, by email, or over the phone, is an offer to purchase and not a binding contract. In England and Wales, neither party is legally bound until contracts are exchanged.

Our offers are subject to survey, satisfactory title and the standard legal checks, including anti-money-laundering identity verification. Where we describe an offer as fixed, we mean that we will not reduce it after you have accepted unless you tell us something material about the property that we did not know when we made it.

Examples and figures on this site

The worked examples, comparison tables and figures shown on this site are illustrations. They are used to explain how our options work. They are not quotes, forecasts or guarantees, and your own figures will differ depending on your property, its condition, its location and the current market.

Photographs used on this site are illustrative of the type of property we buy. They do not depict specific properties we have purchased or refurbished unless we say so explicitly.

Timescales

Where we refer to completing in as little as 7 days, that is achievable in the right circumstances and is not a guarantee for every transaction. Actual timescales depend on title, searches, the responsiveness of the parties involved and any third parties such as lenders or probate registries.

Using the site

You may use this site for your own lawful purposes. You must not misuse it by knowingly introducing malicious code, attempting to gain unauthorised access, scraping it systematically, or using it in any way that damages or impairs it.

You must not submit information about a property you have no right to sell or enquire about, or provide another person's contact details as your own.

Intellectual property

The content, design, text, layout and branding of this site belong to us or our licensors. You may view and print pages for your own use. You may not republish, sell or reproduce the content commercially without our written permission.
