The assumptions, in the open: agent fee 1.5% + VAT; auction 2.5% + VAT plus a £400 legal pack; holding costs of £556 a month (£425 mortgage, £71 council tax, £60 utilities), charged over the time each route actually takes.

Courts have discretion, and they generally prefer an outcome where the debt is cleared over one where a family is evicted. Evidence of a genuine, funded sale in progress is one of the strongest things you can put in front of a judge.
